Whilst restrictions are easing regarding the Coronavirus we believe risks remain high. Our priority continues to be the safety and wellbeing of our staff and residents.

We are continuing to provide all essential services, and are gradually reintroducing non-essential services, subject to risk assessment. All our staff and contractors are using safe working practices in line with government and HSE guidance.

We are limiting face to face meetings and many of our staff continue to work remotely for all or part of the time. Telephones will be diverted where necessary.

If you have symptoms of coronavirus (also known as Covid-19), are self-isolating because you might have been exposed to it, are in a high-risk category (e.g. you are pregnant, over 70 or have an underlying health condition) or are being shielded please let us know.

Anti-Social Behaviour Form


Anti-Social Behaviour (ASB) is defined as conduct that has caused, is likely to cause or is capable of causing harassment, alarm or distress, in particular in relation to their occupation of residential premises.

The following may be used as examples of what we may class as ASB:

  • Vandalism
  • Criminal activity
  • Violence or threatened violence
  • Taking drugs or drinking alcohol in areas of the building that you share
  • Drunken or disorderly behaviour
  • Aggravated noise (noise which is persistent, deliberate or targeted and not caused by reasonable everyday activity)
  • Out of control animals
  • Graffiti
  • Abusing our staff or contractors
  • Discrimination or harassment

Behaviour that results from different lifestyles or would not be considered unreasonable by most people is not ASB. Examples of activities that cannot be considered as ASB include:

  • A crying baby
  • Strong cooking smells
  • Children playing
  • Normal domestic noise like doors banging, or washing-machines and vacuum cleaners
  • Personal dislikes/arguments on non-housing matters

Gas safety inspections


WPH has a duty of care to their tenants. This is a legal duty to repair and maintain gas pipework, flues and appliances in a safe condition, to ensure an annual gas safety check on each appliance and flue, and to keep a record of each safety check.

During the coronavirus outbreak, there is a balance between ensuring people, including the vulnerable, are protected from possible fatal risks arising from carbon monoxide exposure of gas explosion, while doing what we can to protect people from COVID-19.

Current guidance from HM Government states that work can still be carried out in people’s homes where necessary, e.g. for reasons of safety, provided that the government guidance on social distancing is followed.

Landlords are advised to not defer the inspections as this will unnecessarily put tenants at increased risk, particularly as they are spending most, if not all their time at home.

Consequently, if you have a gas appliance in your flat i.e. boiler, cooker or gas fire, you will shortly receive an appointment letter from our contractor, S and S Burners, if you haven’t already, and we strongly urge that you accept the appointment provided. Obviously; if you have another appointment such as Doctor’s or hospital appointment, then please contact S and S to rearrange for the next available date.

The engineers from S and S Burners will be taking the necessary precautions that will include carrying hand sanitizer in the vans that are used before and after inspections and also wearing gloves. They will wear masks and will ask the tenant to keep at least 2 m away or preferably, go into another room while they are carrying out the service. They will ask the tenant to sign the Landlords gas safety certificate and leave the tenant with a copy.

If a tenant is self-isolating, an appointment will be rearranged for 14 days’ time when they come out of self-isolation. If they are shielding, the appointment will need to go ahead and the engineer will use a full hazard suit and mask and take any additional precautions which are necessary.

Guidance for allocating our properties during the Coronavirus pandemic


During the period of lockdown measures, we are following government guidance for allocating our properties. This means we are only accepting new tenants or moving existing tenants if the move would:

  • support victims of domestic abuse and people fleeing other forms of violence
  • prevent severe overcrowding
  • facilitate move-on from temporary accommodation
  • facilitate discharge from hospital to free-up bed space for others requiring care
  • support those living in unsafe accommodation, or without settled accommodation, which poses a risk to their health

To support enabling moves safely, we have introduced virtual viewings where a video, photographs and floor plan of the property is sent to the prospective tenant rather than a face to face viewing and sign-ups of tenancy agreements are completed in our large boardroom, 2 metres apart from other people.

Further, if you are looking to complete a mutual exchange, we are happy to make a start on the paperwork for you, but would strongly encourage you to wait until the lockdown restrictions are lifted to complete your move.
